How to use the SMSF Calculator

Assess servicing outcomes more accurately when concessional and non-concessional contributions are part of the strategy

This article focuses on scenarios involving additional contributions. A separate calculator flow exists for SMSF servicing based solely on super guarantee and rental income.

Entering Super Contributions

Start by entering the standard super guarantee amounts for each applicant.

If your client plans to make additional contributions:

  • Enter any additional concessional contributions

  • Enter any non-concessional contributions, if applicable

For example:

  • Applicant One contributes up to the concessional cap and adds a non-concessional contribution

  • Applicant Two contributes an additional concessional amount

As soon as additional contributions are entered, the calculator updates and may introduce additional lender-specific requirements.


Individual Validation Requirement

When additional contributions are included, some lenders require individual servicing validation.

This is because certain lenders assess whether borrowers are:

  • Solely reliant on SMSF income, or

  • Personally capable of supporting contributions if required

To support this, the calculator prompts you to complete individual servicing details.


Completing Individual Servicing

Use the embedded shortcut to access Quickli servicing and complete individual validation.

You will need to enter:

  • Personal income

  • Existing liabilities (credit cards, home loans, personal loans)

  • Other standard servicing inputs

Once completed, return to the SMSF calculator. You will now see additional lender results included.


Liquid Asset Position (Post-Settlement)

Lenders apply different rules for minimum liquid assets required after settlement.

To simplify this:

  1. Open the Funds Position helper

  2. Enter the client’s total super balance

  3. Enter the proposed loan amount

  4. The calculator automatically determines the post-settlement liquid asset position

You can then copy this value directly back into the servicing field.


Property and Loan Details

Complete the remaining SMSF inputs, including:

Property Details

  • Property type: Residential, short-term accommodation, or commercial

  • Proposed rental income

  • Whether a current lease is in place

Loan Details

  • Loan purpose

  • Loan amount

  • Residential or commercial classification

Liabilities and Expenses

  • Add any existing SMSF liabilities if applicable

  • Enter SMSF expense breakdowns to reflect ongoing costs


Reviewing and Comparing Results

Once all inputs are complete:

  1. Select a lender (for example, ThinkTank)

  2. Click Compare Results

  3. Allow the calculator to generate the servicing summary

You can then download the results for review or client presentation.


Understanding the Results

The SMSF calculator clearly displays:

  • Super guarantee contributions

  • Additional concessional and non-concessional contributions

  • Proposed rental income

  • Post-settlement liquid asset position

Key servicing metrics include:

  • Debt-to-Income (DTI)

  • Cash flow surplus

  • Debt Service Coverage Ratio (DSCR)

These figures are displayed consistently between the comparison view and the downloadable report, ensuring accuracy and transparency.
